The Birch Tree Cottage B&B situated in Olivedale, Johannesburg, offers accommodation in double bedrooms and a self catering cottage. Each bedroom has an en-suite bathroom, flat screen TV with DSTV, bar fridge, tea and coffee making facilities, and twin, double or queen size beds. Breakfast is included in the room rates. The BnB offers laundry services, and has secure parking, a swimming pool, garden, patio, communal lounge with DSTV, and WiFi Internet access. It is close to various restaurants, bars, shopping centres, and businesses.

Cancellation / Prepayment

  • Failure of the customer to arrive, or cancellations made 0 to 14 days prior to the agreed arrival date forfeit 100% of the pre-payment. Cancellations made 15 to 28 days prior to the agreed arrival date forfeit 75% of the deposit or 25% of the booking quote value, whichever the greater.
  • Cancellations made 29 days or more prior to the agreed arrival date forfeit 50% of the deposit or 25% of the booking total, whichever is the greater.
  • On receipt of a written instruction to cancel the reservation, including bank details, Birch Tree Cottage will refund the applicable amount, within 3 working days.
  • Birch Tree Cottage levies a 10% administration fee on any refunds processed. Should refunds to a SWIFT bank account be required, an additional R185 charge will be levied.

Policy

  1. Bookings will be secured only after proof of payment has been received by us.
  2. The full amount is required for stays of 1 night only.
  3. All correspondence will be done via e-mail only.
  4. Check-in time 14H00, check-out time 10H00.
  5. We reserve the right to move guests to a different room of the same standard in the guest house should such a move be necessary.
